A.C.O.R.N. has control of several unrenovated properties in Richmond's oldest neighborhoods available for purchase through its Option Program
What Exactly is an A.C.O.R.N. Option Property?
This is when A.C.O.R.N. purchases selling options on vacant or abandoned buildings in Richmond's old neighborhoods. An "Option To Sell" gives A.C.O.R.N. an exclusive right to find a purchaser for the property during a specific time frame at an established price. This means that A.C.O.R.N. would use the agreed upon period of time to find a purchaser committed to renovating the property. A.C.O.R.N. does not profit from the sale of an option, by keeping prices as low as possible we hope to move more properties back to productive use.
BASIC STEPS FOR AN OPTION AGREEMENT
- Property Owner and A.C.O.R.N review the Option Agreement
- A.C.O.R.N. evaluates property for condition and to determine if it can find a buyer for the house.
- Terms and purchase price of Option are determined that will include the amount of time required to sell the property.
- Option Agreement is drafted for the Owner and A.C.O.R.N. to sign.
- A.C.O.R.N. pays Owner for this Option.
- A.C.O.R.N. actively promotes the property through its web site, advertising, and various data base contacts.
- Once a buyer is found, A.C.O.R.N. will draft a separate Purchase Contract that will go to a real estate closing attorney.
- All offers will continue to be presented to the Seller for a particular property until a Purchase Contract is signed.
A.C.O.R.N. pays $500.00 for the exclusive right to find a purchaser for a property that is reimbursed to our Revolving Fund. In addition, we charge a $2,000.00 flat fee to cover our internal administrative and legal expenses. Both of these expenses are paid to A.C.O.R.N. by the purchaser of the property.

JACKSON WARD ~ North (North of I-95)

Jackson Ward, one of Richmond's most historic neighborhoods, established in the early 1800's, is perhaps best known for its rich African~American history. The period just before the Civil War saw the establishment of a community of free black craftsmen and entrepreneurs in Jackson Ward. During Reconstruction, the area became one of the most successful and influential black communities in America, with segregation dictating the concentration of talent in Jackson Ward. This thriving community coalesced around large and popular churches such as Sixth Mount Zion at 14 East Duval and Ebenezer Baptist on Leigh Street. Black-owned banks and insurance companies sprang up on the streets of Jackson Ward. During the early 1960's, I-95 split Jackson Ward in two pieces. 910-912 are located just north of I-95 in the small enclave of historic houses that remain. While the structures have been modernized, the basic architectural elements of its Greek Revival style still remain. These houses were built circa 1850.

Woodland Heights, bounded by Bainbridge Street to Riverside Drive and 24th to 34th Streets on the city’s south side, is one of Richmond’s streetcar suburbs.
