Purchase through a tax sale
When real estate taxes on vacant properties go unpaid for longer than 18 months, the City of Richmond can file a law suit against the owners, lien-holders, and creditors to allow that property to be sold at auction. The process for judicial sale of tax delinquent property takes about 36 months. A.C.O.R.N. can check the tax delinquency status of a property for you and work with the city to promote a tax sale of delinquent property for which there is buyer interest. Purchase through an A.C.O.R.N. option
A.C.O.R.N. is currently purchasing and selling options on vacant or abandoned buildings in Richmond’s old neighborhoods. An “Option To Buy” gives A.C.O.R.N. an exclusive right to find a purchaser for the property during a specific time frame at an established price. This means that A.C.O.R.N. would use the agreed upon period of time to find a purchaser committed to renovating and living in the property. A.C.O.R.N. does not profit from the sale of an option, by keeping prices as low as possible we hope to move more properties back to productive use.
